WELCOME TO LOS CABOS
I would like to take this opportunity to welcome you to Los Cabos (the capes), Mexico. I look forward to sharing my enthusiasm of the area with you.
For many years, Los Cabos, known as the "Marlin Capitol" of the world, was host to mostly those persons who came to take advantage of the excellent fishing. Slowly the rest of the world has heard of Los Cabos and agree that the area holds a special kind of mystique, different from any other area in Mexico or the rest of the world. It is a very special place that will grow on you and keep pulling you back to "Land's End, Where the Fun Begins".
A four lane highway curving around the Sea of Cortez on the 28 mile corridor connects the towns of Cabo San Lucas and San Jose del Cabo. Along the way, golf courses and resorts spread across the rolling terrain . On the Pacific side of he peninsula is the rustic terrain leading to the quiet town of Todos Santos, 60 miles north of Cabo San Lucas. Along both stretches of highway are enormous beaches tucked away, ideal for a quiet day at the beach.
There is an increasing interest and demand for property, residences and condominiums in these special areas. Those desiring retirement, second or vacation homes are considering Los Cabos. People like you who would like to live here if not full time, than a significant part of the time, who would want something more permanent than hotel accommodarions or time share club membership.
OWNING PROPERTY IN MEXICO IS SAFE AND EASY,: Ownership is simplified through a mechanisms know as a fideicomiso or Mexican Bank Trust
The stategic location has attracted significant investment interest from both Mexican citizens and non Mexicans, for many years. The trust mechanism was created to allow foreign investors to participate in Mexico's rapidly expanding sectors, including tourism. The trust allows the foreign investor complete legal control over his investments while complying with Mexico's investment laws.
Real Estate Investment Trusts enable foreign entities to invest in Mexico's coastal and border areas once restricted from foreign investment of any kind. The trust is a property interest held by a Mexican bank. The sole concern of the bank is to manage the property for the benefit of the beneficiary, the foreigner, of the trust.
Only Mexican banking institutions aurthorized and regulated under Mexican banking laws can serve as trustees. The beneficiary of the trust retains the use and control of the property held in trust. He makes the investment decisions with respect to the property, which can include the decision to transfer such property interest to another foreigner realizing all of the economic benefits that accompany equity ownership in Mexico's attractive coastal properties.
Trusts are estabished for initial 50 year periods and can be renewed indefinitely for additional 50 year periods The beneficiary may transfer or assign his or her beneficial interest to any person and keep the profits from the sale of the property subject to applicable tax laws and expenses for the sale. Property held under a trust can be passed on to future generations and the person to whom the bequest is made is not burdened with an inheritance tax.
Fideicomisos are an easy and safe way for you to own property in Mexico. They are government sanctioned and offer strong protection. Potential investors are encouraged to contact a qualified realestate office on exactly how trusts can me structured for specific investments.
FACTS YOU MAY WANT TO KNOW:
Los Cabos is the combined area of San Jose del Cabo and Cabo San Lucas. Los Cabos is located at the very tip of the Baja Peninsula The area between the two towns is called "the Corridor." The peninsular highway was completed in 1974 making it comfortable to drive the 1000 miles from San Diego, California.
Los Cabos has an ideal climate with almost 350 days a year of sunshine From November through May, the average temperature ranges from the mid 70s to the upper 80s and we are constantly fanned by cooling tradewinds. The rainy season covers most of July through September but don't let that scare you away. The rains last a very short time and greatly enhance the colors of the hills and marvelous sunsets.
Many new visitors arrive in Los Cabos expecting to see a little fishing village. But today, it is really much more. Los Cabos has a bustling international airport and some of the largest four and five star resorts in the world. It still boasts a prime virgin coastline hundreds of kilometers long.
Golfing, fishing, swimming, snorkeling, surfing, sailing, windsurfing, scuba diving, para-sailing and hiking are among the most popular activities available in Los Cabos the warer temperature averages a comfortable 74 degrees.
Crime in Baja California is far less than most any place in the world. A friendly population and remoteness are positive factors and present few problems.
You will find many of the Baja California residents speak and understand English. the international language, however, is a smile and a pleasant handshake.
